BIM建築資訊與COBie表單於建築物設施管理階段之後續應用――以大龍峒公營住宅為例

Utilizing BIM and COBie in the facility management of building - The case of Da Long Dong public housing

近年來，我國政府在公共工程中，開始要求營造廠建置並交付BIM模型。為了協助公部門能順利運用BIM於公共工程之設施管理。本研究透過對Archibus系統的空間管理、資產管理、預防性維護、租賃管理等四大功能模組與其資料庫的操作，歸納出：5類空間管理模組所需輸入之建築資訊、4類資產管理模組所需輸入之建築資訊、5類預防性維護模組所需輸入之建築資訊、2類租賃管理模組所需輸入之建築資訊。本研究分別比較Archibus系統四大功能模組所需資訊與COBie標準資訊表單供應資訊之差異，得出相同部分包含「空間」、「設備／家具／插座」等類型之相關資訊；相異部分包含「地理資訊」、「財務」、「人員」、「備件」、「工具」、「問題與解決方案」、「維護程序與步驟」、「時間」、「租約」等類型之相關資訊。本研究根據對常見之資料移轉流程特性的探討，以及針對設施管理相關人員的條件提出5步驟之「B+C程序」，將資料由BIM模型移轉至Archibus。本研究以大龍峒公營住宅為對象，將所研擬之「B+C程序」，透過大龍峒公營住宅與Archibus進行案例模擬資訊實際移轉情況。最後，透過3個面向評估「傳統模式」與「B+C移轉程序」對於輸入資訊至設施管理資料庫之效益。

In recent years, Taiwan government requires the construction team builds and delivers BIM models in as-built stage, in order to help public sectors utilizing BIM in facility management of public construction. Through the operation of 4 function modules in Archibus system, this research sums up that 5 kinds of information are required by Space Planning & Management function module, 4 kinds of information are required by Asset Management function module, 5 kinds of information are required by Preventive Maintenance function module, and 2 kinds of information are required by Lease Administrator function module. This research compares the different between “as-built COBie” and Archibus information requirement, and concludes that both of them require “Space” and “Equipment/Furniture/Socket” information. The information of “Geography”, “Finance”, “Employees and Craftspersons”, “Spare”, “Tool”, “Problems and Solutions”, “Maintenance processes and procedures”, “Time” and “Leasing contract” are required by Archibus, but “as-built COBie” do not supply them. According to the characteristics of most common processes in information delivery and the conditions of facility management personnel, this research makes “B+C transferring process”in 5steps to translate the information from BIM to Archibus. This research uses Da Long Dong Public Housing as a case and transfers its building information from BIM into Archibus database by “B+C transferring process”. Finally, 3 aspects are used to assess the effect about using “B+C transferring process” to transfer building information into facility management system.
