Apartment Building Management and Maintenance Models those are divided into full entrusted management models, partial entrusted management models and consultant management models. Since different management and maintenance modes involve the number of entrusted management and maintenance items and the number of items, property management companies will also take different human resource management measures according to different entrusted management modes, and form different employment with management service personnel. The main purpose of the relationship type is to respond to market competition and reduce the cost of human employment. Contracts between property management companies and management service personnel under an entrusted management model primarily consist of labor contracts, whereas those between said companies and personnel under a consultant management model include labor contracts, contracts of mandate, or contracts of hire of work. The different contract types lead to varying employer–employee relationships, which entail different management and maintenance-related rights and responsibilities and different discretionary power of management service personnel performing management and maintenance work. Despite apartment building manager and technical personnel certification is not viewed in the same light as professional agent certification, the professional abilities of apartment building managers and technical personnel are expected to rival those of professional agents. Finally, the analysis content and results of this article can also provide a reference for both service supply and service demand in the apartment building management and maintenance transaction market. |
