This research points out that operations management is the most time-consuming phase in a building’s life cycle, taking up to 83% of the entire cost, but has often been ignored. This investigation establishes a framework and principles for implementing Building Information Modeling (BIM) in the facility management of school green buildings, using the integrated methods of literature review, interview questionnaire, field survey and grounded theory analysis. Results indicate that implementing BIM into school buildings can improve the traditional process of school’s facilities management, and resolve current management issues. Managers should exercise various aspects, such as 1) knowledge aspect: strengthening knowledge of BIM and facility management through training courses; 2) technology aspect: specifying the roles of design and construction to build the BIM database to ensure information correctness; 3) benefit aspect: integrating the function of the existing facility management system with BIM in order to improve work efficiency. Results suggest that the government should promote the concept of BIM and applications of the COBie standard and enhance the knowledge and technical capabilities of management and maintenance among the competent authorities, school administrators and manufacturers of professional equipment. |
