物業管理是建築物後端營運維護中不容忽視的重要工作,而目前多數的建築物管理系統(Building Management System, BMS)並未以記錄建築物過去病史紀錄與診斷結果為重點,再加上維護紀錄缺乏結構化而導致缺乏參考價值。本研究透過建築醫學(Building Medicine)創新論點的導入,以電子建築病歷表(Electronic Building Medical Record, eBMR)為基礎,提出一套將建築疾病分類(Building Disease Classification, BDC)與建築物維護管理流程結合,並輔以模糊比對(Fuzzy Matching)資料萃取技術的建築醫生導航系統(Building Doctor Navigation System, BDNS)。BDNS是強調透過歷史診斷資訊與維護案例的知識整合與再利用,提升建築物管理人員的決策品質,再藉由互動式導航功能的導引,來加速作業的診斷流程以縮短人員在建物診斷上的專業養成時間。除此之外,該系統亦可透過自動的統計分析及預警功能,即時的提供使用者相關的重要訊息,以達到提升管理效能的目標。 |

Property management is too critical to be overlooked in back-end operations related to building maintenance. However, in most building management systems, operations are either not based on maintenance history and diagnostic records, or the maintenance records are poorly structured. Consequently, the referential value of the building management systems is undermined. Based on electronic building medical records, this study introduces the innovative concept of building medicine to establish a building doctor navigation system (BDNS) that integrates building disease classification into the managerial process of building maintenance, and is supplemented by fuzzy matching data-extraction techniques. The BDNS was designed with an emphasis on knowledge integration and reusability of diagnostic histories and maintenance cases to improve the quality of decision-making by building management personnel. The interactive navigation function of the BDNS reduces the time required for diagnostic procedures, thus facilitating developments in the profession of building diagnosis. Furthermore, with automated statistical analysis and early warning function, the BDNS can improve management performance by providing vital information in real-time. |
