近年國內興起以共同居住概念的居住型態,為進一步了解,本研究擬:(1)透過文獻回顧及市場調查,整理日本、中國、臺灣的共生住宅市場現況。(2)進行國內共生住宅業者營運調查資料,並透過財務評估,探討國內業者的投資經營策略。本研究發現:1.日本自1985年即出現共生住宅產品,住戶以單身青年上班族為主,租期在1年內為主。業者規模小,以「自有物件」進行營運。政府提出共生住宅指導手冊,推廣運用在活化餘屋與弱勢租屋。2.中國自2010年出現共生住宅產品,住戶多為單身青年上班族短租。業者具相當規模,以包租代管模式營運。政府在2018年提出「租賃式公寓經營服務規範」。3.臺灣自2014年開始出現共生住宅產品,住戶多為單身青年上班族短租。業者規模小,亦採「包租代管」模式營運。目前政府並未針對共生住宅進行規範。有關經營策略,本研究透過試算1.業者經營上對於屋主的租金上漲、最無力負擔;而對於營運、裝修費用,則可負擔15%的上漲。2.業者可透過與屋主在裝修費用之分攤比例及租金上漲承諾之協商,進行租約的擬定。
英文摘要
In recent years, the situation of people live together is emerged. this study (1) base on Japan, China, and Taiwan research data establish mart situation. (2) base on research data make a financial evaluation model, to make business strategy. Japan's share house has developed since 1985 and The main tenants are single young office workers and most rental periods are within one year. The operators scale is small and use its own object. The Japanese government has proposed guidebook to promote homeowners use their house and rant vulnerable tenants. China's share house has developed since 2010 and The main tenants are single young office workers. The industry has a considerable scale, the mode of operation is sublease. The Chinese government established dedicated operator standards in 2018. Taiwan's share house has developing since 2014 and The main tenants are single young office workers. The operators scale is small and the mode of operation is sublease. Taiwanese government dose not regulate the share house. About business strategy, through the calculation of case, (1) Most of the operator cannot afford the increase in the rent of the original properties,but they can afford 15%.increase of operating expenses and renovation costs. (2) The operator can use owner share renovation cost and rent increase to get object with financial feasibility.
