Business scale and operating conditions of Taiwanese shopping centers are showing a decreasing trend. It is the fiercely competition of e-commerce and decreasing numbers of Chinese visitors. Shopping centers and tenants in Taiwan are now exploring possible ways to stimulate customer purchases. Bring in the new stores or renovate the existing stores are the main streams. In this study, the renovation of a worldwide leading corporation (Company A) in Taipei 101 Shopping Mall was studied. Delphic Hierarchy Process (DHP) was employed to identify the core abilities required of renovation contractors who are expected to meet the demands of special tenants. The experts recruited in this study were all experienced professionals in construction projects. The questionnaire results showed that, of all the core abilities; interface management of construction during the execution process, system integration during the planning process, construction quality management, and cost control are the four most critical criteria. The data were empirically assessed, weighted and ranked to serve as a reference regarding contractors' core abilities as well as use as the future assessment criteria for tenants to select the suitable contractors.
臺灣購物中心經營規模因電子商務的競爭,以及陸客來台人數大幅縮減,整體營運狀況呈現出下降之趨勢。購物中心及承租戶正在思考刺激消費之可能方式,而引進新的商店或重新裝修則為主要趨勢。本研究將以台北101引進全球領先品牌(A公司)的裝修工程作為實際案例,應用德菲層級法(Delphic Hierarchy Process;DHP)探討如何滿足特殊承租戶需求之承攬商所應具備的核心能力。本研究的受訪專家具備了豐富專案工程經驗,問卷調查結果顯示,在各項核心能力指標中,其執行階段之工程界面整合管理、規劃階段之系統整合,工程品質管理及成本控制為四個最關鍵的要素。經數據實證之權重及排序,可作為承攬商核心能力之參考,並將其作為未來承租戶遴選合適承攬商的評估標準。 |
