由於建築物內之設備具有多樣性及專業性,欲有效執行建築物維護管理(Maintenance management, MM)其作業及資訊等具有其困難性,期望藉由建築資訊模型(Building Information Modeling, BIM)之導入,運用3D資訊化模型之特性以幾何與非幾何資訊進行建構,將可優化整體營運維護管理作業模式。營運維護階段導入BIM技術較佳之模式乃是延用竣工模型於後續營運維護作業。本研究提出透過BIM技術應用於營運維 護管理之模式與相關BIM管理方法,其內容包含執行策略之規劃、模型與資訊盤點作業、模型更新程序及管理作業準則,訂定相關執行模式與流程,以輔助業主有效整合BIM技術,藉以提升設備維護管理之效能。 |

Managing facilities effectively is extremely difficult owing to various factors and environments. One of the difficulties is the performance of 2D graphics when depicting maintenance service. Building Information Modeling (BIM) technologies uses precise geometry and relevant data to support the maintenance service of facilities depicted in 3D object-oriented CAD. With the assistance of BIM, it is useful to use 3D BIM to enhance facility management (FM) and maintenance management (MM) among related FM staffs avoid incidents resulting from misunderstandings and lack of information. This research is a pilot study to develop a generic approach using 3D BIM models for facility and maintenance management in construction projects, analyzing and discussing its components, pertinent supplementary techniques, and BIM implementation status for construction projects. This study proposes and develops integrated BIM approaches for maintenance management during operation and maintenance phase. With the application of proposed integrated BIM approach, the implementation of BIM technologies can be effective in the operation and maintenance phase. The proposed integrated BIM approach is then applied in selected case studies in Taiwan to verify the proposed methodology and demonstrate its effectiveness in practice. Finally, this study identifies the benefits, limitations, and facing problems with applying the proposed integrated BIM approach and implementation through the real cases. Finally, conclusion and suggestion are summarized for further applications. |
