Taipei city government applied the policy of public rental houses for solving the residential problems of citizens. However, the current regulation for public rental housing adopted previous one provided by property management services as references. This research therefore aims: (1) to explore tenants' dissatisfaction for the rental policy and administration and provide suggestions for improvement. (2) to investigate the tenants' extent of satisfaction for building planning and design and point out disadvantages and methods for improving. (3) to analyze tenants' opinion for property management service and conclude their comments for improving the condition. The research result can also provide conclusion as a reference for relevant projects conducted by local governments in terms of improving their public rental housing rental policy, building planning and design as well as the property management services.The research methodology includes questionnaires and interviews which are able to understand the extents of satisfaction and the needs of rental residents. The interviewees were (1) the committee of the Department of the Urban Development, Taipei City Government, (2) the management staffs of the Da-Lung-Don public rental house, and (3) the rental residents living in the Da-Lung-Don public rental houses.The survey questions were about the operation methods, constructive designs, and management systems and 56 responses in total were collected for the analysis. The result suggests that the residents anticipate the tree part following situations to be improved: rental regulation and administration, construction designs, management services. |
