物業管理參與建築物設計前期規劃作業評估之研究

本研究凝以物業管理角度探討參與建樂物前期規制作業評估，看由相關文献回顧與案例來探討建菜物於規劃之初，有專樂物樂管理念與建樂物設計前期規制，而得俊期最佳化管理服務，免於在建樂物竣工，驗收，交屋後，因前期規制不营與中期評估分析不良，造成育源與管理人力浪数。本研究由题內建設公司既有物管現況，整理出综合物業管理服務詳細流程回饋留，將物梁管理專菜可切人建禁物生命遇期物前期‧中期‧后期之管理股務回饋作梁流程‧再者，由文獻、專家訪談建構物楽管理参與建樂物前期規期作案評估準則表，架構有六大項準則，三十四項評估次準則‧經過旗糊德關非法專家問卷統計分析後，節選出六大準期二十項評估实準則最後，經由層級分析法運用幾平均統計計算出各個權重值，而得其各項準期權重比例，進市製作成物柔管理念真建樂物前期規，部作業評估檢核建議表。經案例棋凝操作得知可提供建菜物於前期規作楽時之使用，並得建樂物前期規制有物業管理参與規制，將使建乐物建設缺失减少，費用更能神節，且對後期物業管理更有正面效果讓物案管理更能充分發揮其應有機能與功效，跳就過去單纰人方育源，大樓管理之狹隘範圍，進市建立起與先進頭家相同之物案管理，能對於我國不動產產粱中產生影響力，使物樂管理成為不動產產案中不可或缺的要員之一，得以此建立物柔管理專梁建基之根基。

Having professional property management and participating carlier stage planning lead tothe best management service in the later period. This article draws a process about carlicrstage planning, midterm construction and managcable service a fter being completed in laterperiod of a building. It also presents a check list of suggestion for the property managementand participation in pre-planning. This study is based on designed content of questionnai reinvestigation according to all kinds of basic thesis and documents concluding, order ofproperty management. Then, it classified into six criterions and twenty second-criterion bymaking use of blurred FDM and AHP analysis. It makes out of a check list of suggestion ofparticipation of carlier stage planning. Hoping this study can build up an influence inimmovable property of the same property management between our country and the presentdeveloped countries. Our national property management can prolong effectively a buildinglife cycle and become one of the necessary industries for the national sustained developmentenvironment.
