中小學學校物業管理系統之建立

Developing a property management system for elementary and middle schools

有鑑於建築物管理資訊化系統具有增進效益及節省時間等功效，建置「公共部門建築物物業管理系統」已成為政府參與物業管理之必要手段之一。國內對於建築物之維護管理系統已略具成效，對於公有校園建築物之管理，已進階發展生命週期導向管理系統，惟校園建築物業管理維護目前仍缺乏完善資訊系統以協助使用管理。本研究透過文獻整理探討學校物業管理系統發展現況，並透過專家訪談研擬學校物業管理系統之架構，繼而建立「中小學學校物業管理系統」，將學校建築物、設施等經費收支運用管理的觀念導入學校物業管理系統，使校園建築物經費來龍去脈與維護管理各階段重要資訊，得以保存應用；此外，本系統並提供檢測、維護等機制以加強建築物、設施等之管理，以提升中小學學校物業管理成效。

Considering the benefits of efficiency improvement and time saving of building management information systems, developing 'Property Management System of Public Sector Buildings' has become one of the necessary means for government participation in property management. The effects of building maintenance management system have been partially achieved. The management of public campus buildings has advanced into life-cycle-oriented management system. However, the property management and maintenance of campus buildingis still lack of sound information system to assist in the use of management. This study explores the current situation of the development of property management system of the schoolthrough literature review and expert interviewto build the framework of the property management system of school. The property management system is thus developed for 'primary and secondary schools' to provide assistance to manage school buildings, facilities and other funds. By doing so, the campus building funds to maintain the source and maintenance management at all stages of important information to be able to save applications; In addition, the system also provides testing, maintenance and other mechanisms to strengthen the buildings, facilities management to enhance elementary and middle schools' property management effectiveness.
