This study extracts 25 apartment housing management factors, which are grouped into 7 critical success factors using exploratory factor analysis. The Structural equation modeling (SEM) was used to identify the best fits model. It is found that management service quality of resident is the most important factor among the seven success factors. In addition, the SEM-based model is equipped with excellent fits basically. The results revealed that resident’s rating of household service, management service quality, and cost controlling are the factors with top importance in terms of implementation. Moreover, the proposed hypotheses were verified using SEM. The results of hypothesis test shown that service management has positive impact on cost control; service management has positive impact on establishing a standardized system process; building a standardized system process will affect cost control positively. It is indicated that the higher service management level, and more perfect of built system, the higher the cost of management. |
