Analyzing the reasons of property management disputes frequently happened in current China by employing comparative economics approach from the dimension of law and trust, it is not hard to find out that government's role has been replaced by market force improperly and that relevant legislations are in serious short supply with the withdrawal of administrative force from government side. Additionally, the prevalent crisis of trust in current China makes it difficult for both property owners and property management companies escape from the double dilemma of maintaining lawful rights and ensuring proper governance. In the meantime, due to the lack of financial awareness of common citizens, the frequency and intensity of the trust crisis in property management have been accelerated, thus greatly hindering the effective communication and cooperation of both sides. Improvement in legislation supply and reconstruction of mutual trust are needed for the establishment of smooth property management order. |
