校園乃是教育英才之場所,隨著時間變化校園建築設施設備逐漸老舊,建築物與其內部設施之維護管理(Maintenance management, MM)議題更顯重要。既有維護管理一般都採用2D 圖說與大量紙本或電子文件形式來協助資訊展現與存取等管理,但由於有許多複雜設施資訊無法利用2D 圖說清楚表達,而造成維護管理效能低落。由於近年來建築資訊模型(Building Information Modeling, BIM)技術之興起,透過3D 視覺化模型特性及獨立資料庫的優點清楚展現3D 維護空間之設備與環境,以提升3D 視覺化管理之溝通。本研究針對校園建築維護管理之特性提出BIM 導入校園建築維護管理之需求評估及相關流程規劃與建置,來確保後續校園BIM 模型導入於營運維護管理之完整與有效性。為此,研究將提出BIM 導入校園維護管理時應有之考量、模型內資訊規劃、模型建置流程與模型維護管理等模式,最後透過案例分析探討此規劃模式的效益及限制,提供未來校園建築導入BIM 作為協助營運維護管理之參考。 |

Maintenance management (MM) has become an important work during the operation phase of the construction life cycle. Enhancing maintenance management effectively is extremely difficult owing to various factors and environments. One of the main difficulties is that the use of 2D show drawings is difficulty for maintenance service. Recently, Building Information Modeling (BIM) technology uses precise geometry and relevant data to support the maintenance service of facilities depicted in 3D object-oriented CAD. This study proposes BIM-based maintenance management models for school buildings facility management at stage of operation and maintenance phase. With the usage of proposed BIM-based maintenance management models, the implementation of BIM technologies can be effective for school buildings in the operation and maintenance phase. The proposed BIM-based maintenance management models is then applied in selected case study of a school building in Taiwan to verify the proposed methodology and demonstrate its effectiveness in practice. The combined results demonstrate that a proposed BIM execution plan can be an effective management approach for MM. Finally, this study identifies the benefits and limitations with applying proposed models through the case study. Furthermore, conclusion and suggestion are summarized for further applications. |
