Since 2001, the density of the population in Kaohsiung City has become the highest in Taiwan. Furthermore, following the development of momentous constructions in recent years, the trend of housing construction and supply has become an important issue.Contrary to the available literature relating to the housing market, urban planning, housing policies, and living environment in Kaohsiung City in recent years, literature on the construction plan of congregate housings and housing supply in administrative districts is rather limited. Based on the completed drawings and related information provided by the Public Work Bureau of Kaohsiung City, this research conducted the first comprehensive survey on 5,210 cases of public housings and private congregate housings constructed from 1970 to 2008 in Kaohsiung City, focusing on the aspects of 'supply subject', 'base scale', 'time frame', and 'regionalism', to explore the supply characteristics and evolution of congregate housings in Kaohsiung City over the past 40 years.According to the findings of this research, the development of public housings and private congregate housings in Kaohsiung City over the years has shown a trend of 'small scale and multiple cases' as well as supply characteristics of few householders, few stories, and low stories with higher building coverage ratio. Moreover, public housings and private congregate housings have also maintained a stable living quality over the years, showing a significant rise in recent years. In addition, with the increase in base scales, the total number of households, total floor area, housing quantity, number of floors, and household size of both public housings and private congregate housings have exhibited a trend of growth in terms of supply characteristics. |
