本文探討物業管理如何結合都市更新發展之課題，首先定義兩者業務範疇，將都市更新劃分重建與整建維護兩類型，物業管理劃分政府與民間主導兩類型，即得A、B、C、D 四種模式：A、政府主導的「重建型」結合物業管理，B、民間主導的「重建型」結合物業管理，C、政府主導的「整建＋維護型」結合物業管理，D、民間主導的「整建＋維護型」結合物業管理。A、B 重建型都市更新中，可結合物業管理前期介入模式，C、D 整建維護型都市更新中，可推展建築再生模式。

The aim of research is how to integrate property management and urban renewal development. First of all, the research area has to be defined. Urban renew can be classified in two categories: reconstruction and renovation, and property management can be divided in two types in terms of who plays the leader role （government or non-government）. Thus, four models are derived, which are: 1. Model A: Integration of reconstructive model of urban renewal with property management, which are lead by government. 2. Model B: Integration of reconstructive model of urban renewal with property management, which are lead by non-government. 3. Model C: Integration of renovation and maintenance model of urban renewal with property management, which are lead by government. 4. Model D: Integration of renovation and maintenance model of urban renewal with property management, which are lead by non-government. It is possible to apply the first stage of the property management model into model A and B. For the maintenance and renovation model, the building renovation can be developed and applied on model C and D.
