If the pre-property management could involved in the different stages of construction process. It can not only raise the building value and life quality, but also reduce the maintenance and operation problems. So, the timing of pre-property management participate in of construction process is a researchable issue. A literature review was conducted to discuss the development and problems of property management life-cycle using SWOT analysis. Secondly, a study was word to investigate pre-property management operation process items through interview to property management company and related experts. The Fuzzy Delphi method was adopting to screen the pre-property management operation items through a questionnaire. Then, the weighting of items were investigated by AHP method. The survey indicated that the result presented that if the pre-property management participated in the planning stage and the design of a building embracing maintenance considerations. The performance of a building is likely to be enhanced. |
