This study investigates the impact of home-sharing on the Taiwanese housing market, focusing on Airbnb. Using detailed administrative transaction level data from Actual Sales and Rental Prices (APRS) platform and Airbnb listing data, we estimate the effects of cumulative Airbnb listings on transaction prices and volumes. According to empirical results, Airbnb positively impacts both transaction prices and volumes, indicating that home-sharing platform encourages housing demand from investment purposes. The demand shifter results in the rises of both prices and quantities. Decrease in supply would further leads to higher equilibrium prices. Among various building types, apartments with no elevator and suites are more affected by Airbnb. |
