設施管理系統之功能與所需輸入資料－－以Archibus為例

The Functions and Information Requirements for Facility Management System - The Case of Archibus

近年來，我國政府在公共工程中，開始要求營造廠建置並交付BIM 模型。但我國目前對於設施管理資訊需求的現況是「沒有任何團隊清楚了解設施管理所需的資訊有哪些」。因此，本研究之目的在於探討初始使用設施管理系統時所需輸入的資料，以推導出BIM 建模過程可提供之設施管理相關資訊，以利BIM 資訊能順利移轉至設施管理系統。本研究以設施管理系統Archibus 中的「空間管理」與「資產管理」等兩個功能模組探討初始所需輸入之資料，Archibus「空間管理」功能模組之主要功能為協助設施管理人員掌握空間使用狀況並產出相關報表，所需輸入之資料有六大類：1.基地與建物位置、2.空間名稱與代碼、3.空間使用性質、4.空間面積、5.使用空間的單位、6.其他相關空間資訊。Archibus「資產管理」功能模組之主要功能為協助設施管理人員追蹤資產位置及了解資產使用狀況，所需輸入之資料有四大類：1.資產名稱或代碼、2.資產規格、3.資產放置位置、4.其他相關資產資訊。

In recent years, the government in Taiwan asks the construction team to build BIM and deliver it to the government in as-built phase of public construction. However, no one clearly knows what kinds of information are required by the facility management system. Therefore, this research has discussed what kinds of information which can be provided by BIM are required by the facility management system, and makes information can be translated to the facility management system smoothly. The ＂Space Planning & Management＂ function module and ＂Asset Management＂ function module of Archibus are used by this research. ＂Space Planning & Management＂ function module can output the report and help facility management team realizing the situation of the spatial usage. To make ＂Space Planning & Management＂ function module workable, 5 kinds of information should be transferred in Archibus which include ＂site and building location＂, ＂space name and code＂, ＂space type＂, ＂space area＂, ＂occupation＂ and ＂others＂. The ＂Asset Management＂ function module assists facility management team in tracing the locations and the conditions of assets. To make ＂Asset Management＂ function module workable, 4 kinds of information should be transferred in Archibus which include ＂asset name and code＂, ＂ asset specification＂, ＂asset location＂ and ＂others＂.
